Double room in spacious Victorian house in Polegate (nr. Eastbourne). Includes vanity basin. All bills included in rent. Low deposit of £400. Shared kitchen, bathroom, lounge, dining room. 400 yds (4-5 mins) walk from Polegate railway station.

Train journey times: Eastbourne: 8-12 mins, Brighton: 27-48 mins, London: 90 mins. Good road links to A27 & A22.

Polegate High Street is 400 yds walk, Morrisons Daily within 100 yards. Close to the South Downs and Cuckoo Trail, great for walking, cycling and relaxing. 10 mins from Eastbourne beach.

This is a house share with all parties having equal access to the house (lounge, dining room, kitchen, bathroom & garden). Incs BT Complete Wifi & Broadband. You'll sharing with myself Andy (bepsoke kitchen designer) and Darragh (head chef).

BEDROOM: Includes a vanity basin. The double bed has a high quality very comfortable mattress and the quilt is an oversized duck down king size with extra overhang for warm winter nights. It also includes a desk and chair. There is ample storage with 2 built in wardrobes. It has a TV bracket on the chimney breast and a small Yale safe.

LOUNGE: It has 2 sofas, a coffee table, a 43 inch smart TV with good quality floor standing speakers for sound.

DINING ROOM: It has table that seats 6-8 and a comfortable armchair in one corner. There is a 43 inch smart TV and this is a good place to watch TV. There is a communal PC in the cabinet below the TV which uses the TV as a monitor. It’s a great place to use the PC to work or relax away from your normal desk.

KITCHEN: It is all new high quality cabinets and is currently fully functional as open display. It’s great for ease of use in finding things. There is a 70:30 fridge freezer, a separate built under freezer, washing machine, dishwasher, Neff double oven & microwave, induction hob. I'm planning to add a Ninja air fryer and Aeropress coffee maker. There is also a 24 in. smart TV in the kitchen.

BATHROOM: Has a separate shower cubicle and bath. Hot water is available 24/7. There are also 2 separate toilets in the house so you will never get caught short in the morning rush.

GARDEN: The courtyard garden is 7 x 2 metres and fully paved. It includes a garden table, chairs and a barbecue. There is space to add extra pots or containers if you want to have a go at growing your own plants.

HOUSE RULES : There aren’t really any other than what we would all expect using common decency as a guide.
