room not available till mid august

House on a council estate close to hospital and college. My son is 13 and so no visitors will be allowed at all unless Landlord gives permission. Needs to be a quiet household as the walls are thin so no loud noises tv/ music after 9.30pm or before 7.30 ish. Bathroom and kitchen will be shared but no other living space available as this is a family home. We would prefer a sensible mature person who respects that this is a family home. Although on a council estate I have lived here for 20 years and have had very few problems although the neighbours have young children so it can be a bit noisy. We have 2 cats. Deposit of £300 required and 4 weeks rent in advance. One months notice is to be given if either party want rental agreement to end
