Large/double room at great area around Liberton

Hello there!!
I'm Fabricio, im 35, I live in Edinburgh, Newington Area, work within Hospitality, I'm chatty (but know my boundaries), I'm outgoing and quite fun to live with. I'm tidy and clean, and my hobbies involve the gym mostly, walk around, and on my free time I love seeing my friends or going for chats at a park or open areas.

I have a large living room which is now a room, and I barely used it and decided to make a renting room out of it, at least for the following 6months.
Im only looking for people that can live with responsibilities of keeping it tidy and clean spotless, as it's my home and I’m quite specific about rules of cleaning and so on.
There are a lot of positive points about living here, as we have a lot of buses passing by (only 7 min walk away from the flat) 7,37,47,31 and there's Cameron Toll around as well, which means gym and grocery, pharmacy, food, etc nearby (10 min by bus).
Fast internet;
Massive garden (privet);
Basically, you'd have your room, as well as an all fitted and modern kitchen, one toilet (shared), and garden.

Be very sure you want a view as I don't want to carry views and waste yours or my time.
I'm barely home as I work full time especially throughout the evenings; Josh is always away too, working.
It's a magnificent place to live at, calm and quiet, the buses are amazing, straight to city centre and it takes barely 25 min. (Not in festive times, as you might kno hahahah)
Price is £800/month all inclusive and £600 deposit.

Speak about yourself before sending the message, like what you do for living, if you work, if you study, etc.
