Peaceful post-grad room in two bed 'Granny flat'

Serene double room located on Gilmour Road, EH16, 10-15 minutes into central Edinburgh. My house is a short walk to the UoE Kings Buildings, and there's FREE on-street parking.

One of my lodgers is leaving in July and I'm looking for a post-grad female student to take her room. My three-story Victorian house has a recently remodelled two bedroom self-contained 'granny flat' located on the top floor. The space is fully independent from the rest of the house, yet shares the same front door and staircase. A home within a home, where you have your privacy, yet plenty of scope to come downstairs and enjoy the public TV room, cuppa in the kitchen, and the garden sunshine or showers (because some people roll that way).

The room: you'd be the double facing back garden. It's got a peaceful, more quiet feel, and is fully furnished with a double bed, two very spacious built-in wardrobes, a chest of drawers, a book shelf for all your book-reading needs, and a desk and chair. The recently remodelled bathroom is next door and includes a bluetooth Jacuzzi and separate shower. There's plenty of space for two people's toilettries--and a stocked book case for those moments when you need more time!

The kitchenette next to the bathroom is also newly fitted and comes equipped with a two hob induction cooker, a fridge/freezer, microwave, and plenty of space for both lodgers to store food etc. I can supply kettle and toaster if needed.

My other housemates are post-graduate students in various fields of study/research and I'm a writer.
