Hi, we're a 3 bed flat looking for new housemate for our small room🫡

The room is a bright double, currently furnished with a bed, mattress, large shelving unit and a closet on the landing. There's room for large bedside table or small desk (see pictures) if wanted. The window faces onto Little Venice. This room is £756 w/o bills

Bills round out to an average of £80-£140 a month depending the season, inclusive of WiFi, council tax, water, gas & electric, & subscriptions.

About the flat:

The flat is a bright & spacious maisonette (2 floors) on the 1st floor of the building, accessible by stairs. It has three bedrooms & one bath with separate WC. The downstairs dining, living room and kitchen are open plan - kitchen is fully equipped with a washer-dryer, dishwasher (❤️), gas hob/oven & a large fridge-freezer. The common garden is amazing, we bought a flat BBQ to use in summer

About the area:

We're super central in zone 1-2 with easy access to the tube (7mins to Warwick Avenue, 5-10 mins to Paddington). We're 3 minutes walk away from Paddington basin and less than ten from Warwick Avenue, so super easy access to restaurant, shops, pubs...

About us:

We've been living in the flat for a year - one of us is leaving to move in with his girlfriend. We are an easy-going, friendly bunch, we cook together when we can (e. g. we sometimes make pasta from scratch on Sundays), we occasionally watch movies, play boardgames, go for drinks and generally chose to spend time together - we also have our own lives and are respectful of each others space & privacy. We're very keen to keep the friendly & chill vibe going with future housemates.

About you:

Looking for someone outgoing and fun who want to live in and be part of a home rather than just having a base in Ldn. As we're a bit more laid back we'd like someone who enjoys an occasional night out, but not every week. We'd like someone who isn't fully remote, ideally going into the office 3+ times a week.
