I am a private landlord, so there is no agency fee. I am looking for 4 clean, tidy and non-smoking professionals for a vacant double bedroom in a 4 bed Victorian house from 1 July and 1st August.

The property is situated on a quiet street with a modern fitted kitchen with DW, WM, double oven, a dining room over-looking the quiet back garden, a large living room, a bathroom and a nice sized garden. There is a large Smart TV. The facade of the house was refurbished nicely. Double glazing windows and wooden floor are throughout the house. It is well furnished and there's plenty of space to do your own thing as well as spending time together.

The house is 5 min walk from Turnpike Lane tube (Piccadilly Line). The location is great with Wood Green high street and all the shops you need a 5 minute walk away, plus there are great transport links - bus and tube so it's never difficult to get anywhere.

The advertised rooms are
1) 3 good sized double bed rooms located on the ground floor, first floor landing and 1st floor of the property. They are furnished with a double bed and a wardrobe. There are a desk and chair left behind by my former tenant.
The rent of each of these 3 rooms is £200pw excluding bills or £866.67 per calendar month excluding bills.
The deposit is £920 (1 month rent + 1 month council tax based on 4 people sharing).
One of these rooms is available from 1st July and the other 2 rooms are available from 1st August.

2) a very large double room with a large bay window and a separate study room located on the 1st floor facing Meads Road. It's furnished with a double bed and 2 wardrobes. A desk and a chair are left by my former tenant.
The price of this room (with a study room) is £230 per week excluding all bills or £996.67 per calendar month excluding bills.
The deposit is £1.050 ( one month rent + 1 month council tax based on 4 people sharing)
This room is available from 7th August

Note: The council tax band of the house is Band E, Haringey Council
Contract term: 1 year. Reference is required.

Estimated total bill is around £100 on average per person per month on the basis of 4 people sharing.
