Double room (own bathroom) in spacious 2 bed flat

Hello! I have a double room available in a lovely two bed flat in Tooting Bec as my current flatmate is sadly moving back to Scotland :( Move-in date would be 14th July, but can be slightly flexible on this. 

The flat is in a great location right next to the common, less than a 10 min walk from Tooting Bec tube. Comes with 2 resident and 1 guest car parking spaces, and a locked bike shed. 

The room comes with the bed (which has under-bed storage) and the wardrobe, and has space for a small vanity table as shown in the photos (vanity table will be taken with current flatmate). You will also have the main bathroom (bath with shower) to yourself as I have a small ensuite in my room. 

Rent & Contract Details:
Rent for the room is £1025pcm, paid on the 5th of every month.
Bills come in around £105 each a month (energy bill varies slightly throughout the year).
Deposit is £1182.50 and is returned at the end of tenancy/if a replacement tenant is switched onto the contract. 

The contract runs until December 2026, and the rent is locked in with an increase to £1050pcm from June '25 - Dec '26. 

A bit about me & the ideal new flatmate:
I'm a 30yo female and have lived in London for over 7 years. I love running and staying active, always up for a run/walk/swim/or to try any new activity. I equally love a trip to the pub, or a night in cooking and watching a film/binging a series. 

I work in design within the entertainment sector, I usually wfh 2 days a week and 3 days in the office. I'd be looking for someone who either works hybrid or in-office too, rather than fully remote. The current desk in the living room will be going with my current flatmate but will be looking to replace this, there’s also a large dining room table to work from.

I'm friendly, easy-going, tidy and respectful of others' space. I'm looking for someone similar (female preferred) who also has their own life in London but is up for a drink and an evening in every so often. A running/exercise buddy would be a real plus but not a necessity!

We've only been in this flat since December and have loved making it into a calm and relaxing home, keen to find a new flatmate to continue the vibe (definitely not a party flat!). Ideally you'd be looking to stay long-term (a year or more).
