Brandnew flat in Woolwich - place an offer with me

Today I viewed a brand-new, beautiful 2-bedroom flat in Woolwich. It's around 10-15 minutes from Woolwich station (Elizabeth line) and around 10 minutes from Woolwich Arsenal station (DLR). Unfortunately, the friend I was going to move in with is no longer available, so I'm reaching out here.

The flat is directly by the Thames with a beautiful view and a balcony. No one has lived in this flat, so it's completely new and, honestly, a pretty good price for what it is.

There are several options:
2-bed, one bath, one balcony - furnished, 4th floor (2200pcm)
2-bed, one bath, one balcony - unfurnished, 4th floor (2100pcm)
2-bed, two bath, two balconies (one ensuite, which you are welcome to claim) - unfurnished, 1st floor (2200pcm)
2-bed, two bath, two balconies (one ensuite) - furnished, 1st floor (2300pcm)

All flats have a bathtub, a dishwasher, a washer-dryer, and individual thermostats in each room. There are big windows with loads of light. It's built to rent, so there is also a gym in the building. Council tax band D.

I would be happy to place an offer for any of the flats. The agency confirmed that there will be no bidding. I'm looking to move in mid-August. To place an offer, you will need to earn at least 40k-ish a year or be happy to pay rent in advance. We can discuss additional options if this doesn't work.

The flat is accessible. It is also pet-friendly and I will be bringing two cats. Happy to discuss additional pets. Please only contact me if you are queer or queerfriendly.
