It’s a 2-bedroom flat spread over 2 floors in a townhouse with a decent size fully equipped kitchen (dishwasher, washing machine, micro wave, freezer, oven, gas hob etc.) and a lovely living room with dining table, sofas and booked shelves.
The flat is very quiet and well located between Clissold Park (3min walk) / Stoke Newington (10min walk), Finsbury Park (15min walk), Highbury Park (20min walk), Highbury & Islington tube station / Upper Street (15min bus).
Living room is facing south so plenty of light from mid morning until mid evening.
There are 7 bus lines (4, 19, 106, 141, 236, 341, 393) and tube / overground stations (Arsenal, Finsbury Park, Canonbury, Highbury & Islington) operating near the flat

BEDROOM :
The bedroom available is the biggest of the flat, located on the top floor and has its own bathroom / toilet. It is furnished with a double bed + mattress and chest of drawers in the bathroom.
There is a built-in storage in the bedroom and it will be up to you to bring in any other bits of furniture you want (any extra bits of furniture in the photos are not included).
ABOUT YOU :
The flat is quite in good condition and feels homey so would prefer someone tidy, respectful and clean.
Ideally you don't work from home, don't smoke (not allowed in the flat) and have a healthy lifestyle.

ABOUT ME :
I’m Adrian, I’m 36, half french / half spanish, I work in the construction industry. I’m into travelling, sport (boxing, surfing, HIIT, squash etc.), reading, cooking and socialising. I'm a sociable guy, calm, curious and respectful.
The rent for the bedroom is £1,150 per month (bills excluded).
The bills come approximately at £180-200/month (internet, council tax band D, water & elec, gas)
Bedroom available from 01st AUGUST 2024 (rental period for 12 months - joint tenancy agreement).
The landlord is a good guy : sensible and very responsive.
There will be employment, financial and landlord reference checks carried out by an 3rd party agent.
You will need to have ‘Settled Status’ or similar for the duration of the tenancy.
