Double Room in Modern 2 Bed Flat N22 all bills inc

A large, clean, and bright double room available in a spacious modern ground floor 2 bed flat with private entrance, 5 min walk from Wood Green tube station and a 9 min walk from Alexandra Palace train station.

The whole place got a bright and modern refit before I moved in and they pulled no punches! The kitchen has a full size dishwasher alongside the usual washing machine/fridge freezer etc., The lounge is a great size and really cosy, and the bathroom has both a full size bathtub and a walk-in shower. The mirror is backlit and heated so it doesn't fog up. The skirting boards even light up. Its real fancy. Outside I'm working the opposite angle, training clematis and passionflower up the outer walls, and feeding a daily troupe of ring-necked parakeets that have set up shop in the trees out back. It's actually even more magic than it sounds.

I have an elderly cat (16yr old Lyla) who is just the loveliest, kindest little thing, keeps herself to herself, and is long-past being able to climb on counter-tops or otherwise make a nuisance of herself - that said, I'm looking for someone who will treat her like the queen she clearly is, so cat-phobic folks need not apply!

The room itself has a double bed and wardrobe currently, both/either can be easily lost if you're arriving with furniture of your own. Difficult to get a real sense of the space from the pictures, particularly the nook which is perfect for a desk/dresser or the like, so well worth coming to take a look around!

I'm a 31 year old professional in the motor trade so usually working long hours myself, and fill the rest of my time dabbling with art, music, gardening, dnd/tabletop nerd stuff, my motorcycle, and talking about how I should really get back into climbing (I should really get back into climbing...) - I'm a Bi guy so LGBTQ+ very welcome of course, but far from mandatory. Just bring good energy and we'll get along famously!

I've been renting the flat from a lovely private landlady for a little under 4 years and love the space too much to move on, so I'm here looking for a new flatmate to continue enjoying it with me. We would be signing a new 12 month contract (inc. usual break clauses etc.) with the private landlady (identical to that which I've maintained with my last two flatmates here unless you desired any changes be discussed), I'll continue to pay rent and all bills directly and you'll just settle up at the start of each month in one payment, dead easy.

Rent is £750.00 p/month, Bills are an additional £195.00 p/month including all costs down to high-speed wifi, council tax, water, gas, and electric - total of £945.00 p/month all in.
