Welcome to your future home!

Sadly, my flatmate is moving out and so I am looking for a new flatmate to share a zone 1 flat.

ABOUT THE ROOM & FLAT:
The room is unfurnished. It does have a large built-in wardrobe with a mix of shelves and hanging rails, as well as an additional wardrobe just outside the room. The window has secondary glazing (aka double windows), which keeps the noise to a minimum and the heat in during the winter. (All the windows in the flat have secondary glazing)

There is one shared bathroom that has a bath / shower and storage. There is a big living room with a sofa and chair, TV and TV stand, book / booze shelf and a dining table. There is also space for a desk under one of the windows for WFH. The kitchen is large and has plenty of counter space and storage. The living room and kitchen are semi-open, so great for hosting dinner parties, drinks and nibbles etc. The flat was refurbished when we moved in four years ago so everything is relatively new.

The flat is on the first floor, accessed by an external (spiral) staircase. Inside, there are two floors, with the main living spaces on the first floor and bedrooms and bathroom on the second floor. We have access to a shared courtyard with our neighbours and some of the cafes / restaurants.

RENT:
The rent is £2150 PCM between the two of us (so £1075 each). The first two months will be discounted at £2000 PCM. The contract is for 12 months and will start on 25 July 2024. Deposit will be 5 weeks’ rent at £1322 (TBC – just double-checking with the landlords).

The rent excludes all bills. Currently Lambeth council tax (Band D), gas and electricity, water, and WIFI come in at around £180 per person per month.

THE AREA:
SHOPS & GYMS:
There is the big Tesco on Kennington Lane (open every day from 08:00-22:00 and on Sundays from 10:00-16:00), just 5 minutes’ walk from the flat. There are also different smaller shops (e. g. Nisa) and off licenses for late run on a Sunday. There are also multiple gyms in the area (e. g. Pure Gym, The Gym, Gymbox, The Foundry).

FOOD & ENTERTAINMENT:
There are several pubs in the area, one of which hosts really good comedy nights. A number of these are also LGBT+ venues (such as the Cock Tavern and the Royal Vauxhall Tavern). There are also a bunch of restaurants / take-aways within walking distance, covering a range of cuisines (Korean, Japanese, Indian, Italian etc.). There are several cafes nearby serving great coffee and baked goods.
We are also a short journey (bus / tube) from Brixton, Battersea and Central London, so have easy access to shopping, cinemas, live music venues, the West End – you name it!

TRANSPORT:
We’re just a 5–10-minute walk to Kennington station on the Northern line (Zone 1/2) and 10-15 minutes to Vauxhall station (Victoria line, Zone 1/2) and Oval station (Northern line, Zone 2) – so all super convenient. The Thames is within a 15-minute walk, and in a 25-30-minute walk you can get to Westminster or Waterloo for a lovely walk along the South Bank.

FLATMATE (aka me!)
I am a young professional in my mid-thirties. I am currently between jobs, but previously worked in clinical research at the London School of Hygiene & Tropical Medicine.

I sing in a community choir up in north London and love listening to music. I really enjoy cooking and baking, and have a few kitchen gadgets that I’m happy to share (e. g. air fryer, stand mixer). I love watching TV and films, and going to the cinema and theatre. I enjoy playing video games (I own a Nintendo Switch) and board games (I have several). I am trying to read more and subscribe to a book subscription (primarily fantasy genre) – would be very happy to share books.

I would not call myself a ‘party person’ but don’t mind the occasional party in the flat. For example, my current flatmate and I have hosted drinks and nibbles with the neighbours, Eurovision finale viewing party, small dinner parties, and pre-game drinks before the Mighty Hoopla festival.

I do want the flat to be LGBT+ friendly. While I do not identify as queer, several of my friends are and I want to ensure the space remains open and inclusive.
