Two double rooms in a friendly flat

Bedroom 1

Two professionals seeking like-minded additions to a friendly and well-located flat! Two rooms available since a couple we've been living with are moving back up North :)

BEDROOM 1: A cosy double room comprises a comfortable double bed (with two underneath storage drawers), a wardrobe, a wall shelf, and a door mirror (the side cabinet is not included).

BEDROOM 2: Another cosy double room (currently set up as an office in the photos), slightly larger than bedroom 1, comes only with a wardrobe and a wall shelf.

You also get extra storage space in our hallway cupboard by the flat entrance as well as one black storage box in the living room in our TV cabinet. There is shared storage in both of the white cupboards in the bathroom.

Both bedrooms will be free from the 1st of August.

THE BILLS: Approximately £100 a month (Council Tax band D), so in total the room is around £800 pm.

THE FLAT: There are four rooms, one bathroom with a bath and a very powerful/hot shower, and a bright and spacious living room/kitchen which has hosted many dinner parties.

The living room includes two very comfy sofas (with leg rests!), a TV, and a four-seater dining table. The kitchen has an oven that works well, a microwave, a washing machine, and plenty of storage space for each.

We are also lucky to have direct access to a large garden with a patio that has BBQs and picnics over the summer. Although the garden is shared with the upstairs neighbours we are mainly the only ones using it.

THE FLATMATES:

Karolina is Lithuanian and is completing her final year of doctoral training in Clinical Psychology. She is bubbly, outgoing, and sporty. She is often travelling somewhere new, seeing friends, or letting off some steam at an occasional daytime rave.

Sinead is from Ireland and works as an L&D Trainer. She is super chill, friendly and easygoing, and also loves a good boogie (usually to house music). She is mainly found at a theatre or seeing her friends over a lovely meal.

We enjoy hanging out together in the living room chatting about our days, sharing a meal, watching a film, or going out to fun events. That said, we respect our individual less social moments too.

WE ARE LOOKING FOR:

We've become close friends through living together and hope to find someone who is seeking a similar dynamic. We would like to live with someone who wishes to make this flat their home and care for it as much as we do. We consider ourselves open and inclusive no matter what your identity might be. But, no pets or smokers, sorry. We're clean and neat (in shared areas at the very least) and try to be thoughtful about keeping the flat looking presentable. We also respect each other's sleep times and periods when working from home and try to keep quieter during these times not to disturb each other.

We are also open to couples or friends renting out both rooms.

THE LOCATION: We are a 15min walk from Finsbury Park (Victoria/ Piccadilly tube and National Rail/ Thameslink), a 14min walk to Arsenal (Piccadilly Line), a 17min walk to Manor House (Piccadilly Line), and a 20min walk to Cannonbury Overground station. There are also loads of buses 5min walk away that take you to central London within 30min.

We live just across the road from Clissold Park, offering plenty of running space, tennis courts, free weekly bootcamp sessions, and sunbathing in the sun in the summer. It connects you to the Stoke Newington Church Street, filled with lots of cute cafes, boutique shops, and pubs. On the other side of the flat, we have Blackstock road offering the same.

We are surrounded by plenty of gym options and we are also a 7min walk from The Castle Climbing Centre or a West Reservoir Centre if you like outdoor swimming - both venues highly rated by Karolina.

There's a small Sainsbury's 3min walk away, a Tesco and large Lidl 15min walk away, and a huge Sainsbury's and Aldi that you can reach in 15min by bus.
