Large south-facing bedroom in Brixton/Clapham

Looking for someone to take my room from 1 August. Will initially be a sublet until October and then you will sign the new contract with the existing flatmates so looking for someone long term who would be wanting to stick around and sign for a year in October - please only respond if that’s good for you :)

The flat is a 3-bed one storey flat with modern bathroom and kitchen/living area (albeit quite small but you get super large bedrooms instead with plenty of room to WFH). The bedroom comes with a double bed with under bed storage at both sides, a triple wardrobe and a small chest of drawers (so lots of storage!), and the full length mirror hanging on the wall - all in excellent condition. It’s south facing so you get sunlight pretty much all day at the front and then can see the sunset from the kitchen at the back. It’s about 5 minutes from Brixton station, and 10-15 minutes from Clapham North/Clapham Common. The bus stop is right outside taking you to Clapham/Battersea/Peckham super quickly, and you have a Tesco superstore and Lidl right across the road less than 2 minutes away. I’ve lived here for two and a half years and it’s been a great base but I’m keen to try out a different area of London! However this is a great flat in a convenient location for a very decent price and the landlord is super responsive if there’s any issues.

Rent: £785 (split equally between 3 tenants, total pcm £2355) paid by 7th of every month
Bills: £150ish including cleaner every 3 weeks. We split the bills between us and manage different ones - I’m responsible for water so will likely hand that over to you.
Deposit: £865.38 (to be paid to me initially, and then I will return it to you when I receive my deposit back from the agency in October/November so you can put it in the deposit scheme under your name)
You will be on one joint contract from October.

Existing flatmates are Tom and Lucy, 28 and 25. Tom has lived in the flat for about 2 years and Lucy around a year. They’re looking for a young professional who is a similar age, friendly and considerate. Tom works in the gaming industry, enjoys the pub, football, golf and travelling, and is from near Reading. Lucy is a lawyer, Scottish, likes cooking, yoga, fashion and hanging out with friends. We met via Spareroom but have all become great friends. The vibe in the house is very chill, we all have our own friends/lives but will hang out together in and outside the flat when time allows. It’s not a party house but friends might come over for dinner from time to time, including for gatherings at birthdays etc.

We intend to hold viewings w/c 1 July and potentially w/c 8 July. However, I am at Glastonbury from Wednesday 26 June so likely will not respond or read your message until Mon 1 July. Look forward to hearing from you :)
