This is one of two double rooms available from 19 July in a lovely shared semi-detached home.
The house is directly opposite the beautiful Brockwell Park and a hugely convenient Tesco Express and petrol station. There's also a big Sainsbury's 10 mins walk away towards Brixton. It comes with three lovely housemates (more about them later) plus one TBC, a private garden, free driveway parking and a locked garage for your bike.
It’s super convenient transport wise: a 15-20 minute walk from Brixton (Victoria line is the fastest line to get across London, hands down), Herne Hill and Tulse Hill stations (Thameslink trains direct into St Pancras, Farringdon, Blackfrairs & London Bridge), and three bus routes stop directly outside - the 2, 415 and 432.
The house is the kind of place that a group of friends pass on to each other, so the housemates become friends of friends of friends. This gives it more of a home vibe than typical flatshares and we’re looking for someone tidy, respectful and fun to enjoy this space with for the next year.
The room is a bright large double room at the back of the house. It is only available unfurnished (all furniture in photos will be moving with me).
You'd be sharing the top bathroom with three other rooms, but there has never been an issue with queuing thanks to another shower and bathroom available downstairs. Both showers also have very good water pressure.
You'll also have a big kitchen where a few of us can cook at once and there is a total of three fridges and two freezers available to use. You’ll also have personal storage space. The kitchen has a hatch through to our lovely sunny living room with two sofas, a big dining table and space for a TV (the one in the photos will be coming with me, unfortunately).
We have a garage where we all keep our bikes and a big patio garden out the back where housemates have been known to have bbqs, summer gatherings and projected movie nights.
We also have completely free parking on a big drive out front.
The house is Victorian era so not super modern, but honestly, this is a bargain for the location, convenience, easy-living situ and surrounding area.

The current housemates you'd be joining are currently three guys:
Johnny: a TA at a local school who loves tennis and bad jokes, Joe: super friendly guy who enjoys his morning coffee and a professional actor and most recently, Rilwan: who has a passion for all things bicycles and works for the NHS. Another TBC tenant will also be joining as two of us are leaving at the end of the current contract to fill this five-bed. The current housemates are some of the kindest and easiest people to get on with and I've had absolutely no issues with them or neighbours during my time here.
The local area is quiet and residential but you have some great pubs nearby in the Elm Park Tavern (5 minute walk), Effra Social (10 minute walk) and my personal favourite, The Railway (15 mins outside Tulles Hill station). Brixton is a super vibrant place with too many good restaurants, pop ups and pubs to list out, but so much to see and do. Gyms, pools and yoga studios are all within 10 minute walks too. Due to the crappy summer we've had so far I've been unable to enjoy Brockwell Park as much as I would’ve liked, but it has the lido, loads of summer festivals, ponds and little cafes which IMO makes it genuinely one of the highlights of south London, especially in the summer. Herne Hill boasts a leafier charm with a weekend market and some fancier boozers and you can easily stroll across to West Norwood, Dulwich, Gypsy Hill, Crystal Palace or Streatham if you have the time to spare. If you’re a keen runner there’s some good hilly terrain to train on around here!
The landlord is looking for someone to commit to the house for a full year and you'd be joining at the beginning of a contract renewal on 19th July. This means the landlord won’t accept shorter term lets. The deposit will be £715. As this is one of the two rooms available in July, if you are a pair and looking for a home I can get some further details and photos from the other housemates.
I am likely to vacate the house before the end of the contract, so if you can move earlier we might be able to come to some kind of agreement. Referencing is managed by NextDoorProperties in Camberwell and they will also require an admin fee to draw up the next contract.
Bills tend to add up to around £90-100 each per month, but this fluctuates with the amount of heating the house needs. We are a council tax band E home with Lambeth county council.
If this sounds like your kind of house, then please get in touch! Feel free to contact me to arrange a viewing or if you have further questions.
Cheers,
Andy
