Hi there,

My name is Duncan Ballingall. I'm 30 years old and the landlord of this 2 bedroom flat on Effra Road. I'll be moving out of this flat in July 2024 and so my flatmate Tom & I are looking for a new flatmate to take my place.

Duncan (Landlord):

A little bit about me is that I'm south London born and bred, growing up in Dulwich and graduating from University of Bristol in 2016. I'm an avid sportsman and like to keep myself fit. I love socialising and going out with friends (I'm a sucker for a good pub), but I'm also partial to chilling in the flat and watching a good film. I've also had a girlfriend for the last two year and we're moving into a flat in East London together.

Tom (flatmate):


Hey I’m Tom, 29, also a South Londoner. I’m a civil servant with all the usual interests! I’ve lived in the flat with Duncan for two years now and looking for someone chilled to share the space with.

Flat's location:

The location of this flat is absolutely wonderful and very well connected:
- 5/10 minute walk to Brixton underground station (a few extra minutes to get to the overground). You're then at the start of the Victoria tube line so you'll get a seat without fail whether you're commuting to work or heading out at the weekends at whatever time.

- 10 minute walk to Herne Hill overground station - which is 11 minutes direct into Victoria and 15 mins into the City, or easy to get out down south of London from.
- The 37 bus from outside the flat takes you all the way to Putney (through Clapham Junction) and out to Peckham the other way, and the number 3 bus goes directly into Piccadilly Circus
- 2 minute walk to Brockwell Park (really big park with loads of facilities including tennis courts, walled garden, and a lido)
- 30 second walk to a big Sainsbury's, under 5 minute walk to another Sainsbury's local, 10 mins to a big Tesco, Iceland, and Lidl.

- 30 seconds to a parade of shops with all you need: coffee, pharmacy, corner shop, late night fast food etc…

- 2 gyms within ten min walk and loads of other sportsy bits (squash club, yoga studios etc) within walking distance

About you:

Looking for someone chilled to share the space with, ideally we’d have some common interests so we can do some stuff together - e. g. Duncan and I play football and squash together. Ultimately just want to keep the place feeling homely and calm. I work from home about 50% of the time and my office is in Westminster. Ideally you’d also have a hybrid working set up.

Total Monthly Cost all in (Rent + all Bills + council tax) = £1,250
