Hi all,

We're looking for our new flatmate to share our home at Bethnal Green, very close to Victoria Park. The room comes with a double bed, wardrobe and bedside table with drawers.

The flat is a duplex, with plenty storage space if needed. We have a big garden, an open plan kitchen with integrated appliances incl. dishwasher, and dinning and living room areas. There is a toilet in the ground floor and a full bathroom in the first floor. The flat is just an 8-10 min walk to the Central Line Tube at Bethnal Green and Cambridge Heath Overground, with various buses accessible nearby.

You'll be sharing the flat with two Colombians and one Mexican. As we're currently two males and one female, we're looking for another female to mantain the balance. We are professionals working in London/Oxford after finishing our master's degree last year. We love to hang out and have a nice meal from time to time, but are also very respectful with the privacy and time of the other. We're looking for someone clean and tidy that respects the common areas of the flat.

Some housekeeping:

- My current flatmate is moving Agust 10 but the new contract with the agency starts September 10, so you would have to pay the rent of August directly to her as this month has already been paid. Move in date can be negotiable.

- The deposit is £1096.15 as we shared it equally between the four rooms to secure the flat.

- The agency will need to run a screen for you in order to change your name in the contract. For that, they asked us to look for tenants who are either in full-time roles, or self-employed/freelance with at least 1 year's tax return. If you recently started a job, they would ideally like a UK based Guarantor. Your income should be 2.5x your rent share (£2275) and you should have a recent rental reference. They can accept students with at least 1 year’s rental history and a UK based guarantor.

- Bills are £88.80 monthly, that includes water, electricity, gas, council tax and broadband.
