Female non-smoker sought for exceptionally large room in lovely Barnes.

Very large room available in a 4-bedroom, spacious flat in Barnes. Barnes is a lovely and friendly area. Very safe with good transport links; 5-minutes bus ride to Barnes station; 15-20 minutes bus and walk to Hammersmith tube stations. There are local shops with a Tesco across the road and a Sainsbury and M&S food on the high street. Great for walks and fitness activities around the green, common and Thames. Just around the corner there is a post office, pharmacy, dry cleaner, cobbler and more, as well as Olympic Studios Cinema, Wetlands Centre and lots of great cafes, pubs, restaurants and coffee shops. Sharing with 3 professional females, working in the city during the week and some weekends in events, retail and arts, so we are looking for another working professional to join us rather than students and around 35 and older. Tenants mainly keep to themselves as everyone works, is busy and has their own thing going on but it is still very friendly and comfortable.

HOUSE:
• The room is very large and furnished, There is a built-in wardrobe, bed with mattress, pillows and duvet, a desk, mirror, fan and home-made shelving along the side of one of the walls.
• Good sized bathroom with bath. You will share this with two others; the third tenant has an en-suite.
• Large kitchen with fridge and cupboard space; and all utensils and crockery etc. already in place, but please also feel free to bring your own.
• There is a lounge area, which is mainly used by three of the tenants for drying clothes; one of the tenants uses this more regularly as she has a smaller bedroom but it is still a communal area and it’s no problem at all spending time in this space.
• It’s a quiet, peaceful and respectful house. No partying and no partners overnight as it just doesn’t work with the dynamic of the house.
• Cleaning is done on a rota basis, which is posted on the notice board in the kitchen.
• All bills are also posted on the notice board and please see full details below.

BILLS:
• 1st: Rent: £587.25. This is paid directly to the landlord’s agent.
• 1st: Council tax: £68 each. Paid a month in advance.
• 8th: EE (Broadband): £9.71 each
(Period covered: June 8th payment covers June 26th-July 25th)
• 20th: Gas & Electricity: Last month it was £22.69 each but it goes up in winter. The tenant who pays this bill emails a copy of the bill ahead of time
(Period covered: June 20th payment covered May 5th-June 5th)
• 24th: Water: £10.88 each
(Period covered: 24th June payment covered 26th June-25th July)
All the bills have recently gone up so these costs shouldn’t change for the next year and the leaving tenant will pay any costs associated with July.

New Tenant payments due August 1st:
• £587.23: Rent August.
• £68: Council Tax August.
• £540: Deposit*
The deposit is £600 – the £540 is minus EE cover for July (£2) + Water for July (£2) + Gas & Electricity TBC but estimating at (£46). Once the final bills come in the new tenant and leaving tenant can finalise between them. The deposit is paid to the leaving tenant, then when the new tenant leaves – they will get it back from the new tenant etc. (proof of same will be supplied). The new tenant will need to send proof of payment of the deposit to the landlord’s agent and the old tenant will also need to confirm same with the agent.

LANDLORD CHECKS:
There is quite a thorough qualifying process with the landlord’s agent. They use an outside company to do the checks, which include the following:
• Credit check
• Landlord check
• Employment reference: To note on this - the previous tenant didn’t have a year-long contract so had to get a guarantor who was based in the UK. The guarantor then had to supply evidence that they could pay any outstanding funds should the tenant be unable to.
• Proof of identity: You will need to call to the agent in person (in the city) with your passport.

DATES TO NOTE:
• July 5th & 8th: Viewings from 7pm-9pm.
• July 11th: New tenant decided and informed.
• July 12th: Landlord checks: This will need to be done ASAP.
• August 1st: Move-in date. Once the rent and deposit is paid, you will get the keys – can arrange a time that suits both sides.
