Large Room available in large property on Stoke Rd

Your room is close to the front door; mine is down a long corridor, as is a spare room that can be used as a living room space. There is a shared bathroom next to your room & a kitchen next to that.
I'm a learning support assistant at a SEN school & I also tutor; so please no midnight raves on school nights. :-)
I mostly keep to myself in my room; though am plenty friendly if you want to come & have a chat at any point.
My brother was previously using your room, but will be moving out in early September, as his new job is a live-in position.
I have a well-behaved inside cat, who spends 99% of her time in my room. She will avoid you, and potentially hiss during the first week, if she feels trapped. After that week, she becomes lovely, if rather lazy.
I've had bad experiences in the past with male housemates, so I would strongly prefer a female housemate. That said, I'm open to males or couples, as long as you are well-behaved, clean & respectful. No matter who moves in, I too am clean, well-behaved & respectful of both you & your privacy. As a usually introverted person with a limited social battery, I'll be out of the way most of the time.
I'm a straight male, but very LGBTQ+ friendly. If you've got a problem with any genders, sexualities, races, ages, etc. or are heavily right-wing, then this is not the flat for you.
You are welcome to borrow my films, TV shows, books or games; but these must not leave the property.
I provide you with your own fridge/freezer (and I have my own too); and can provide some furniture if needed.
There is an exceptionally large amount of attic space, if needed, though the doors into the 3 attics are all rather small.
There are monthly elec/gas bills that seem to come to around £120-130, so half each = £60-65, and also monthly Council Tax (band A) so £55 each, internet & the occassional water bill.
