Double room in shared flat in whalley range

Hi I m Rafael , a friendly , considerate , clean and tidy man in my late 40 's looking for a housemate to share 3 bed flat with shared bathroom , kitchen and lounge .
The only catch is ...... the flat is not yet available ! the current tenants will likely give their 1 months notice within the next month . I am their neighbour and we ate in regular contact . The landlord has agreed to rent the flat to me at £1100 per month, as long as I can find a suitable housemate .

The flat is unfurnished though I have furniture in storage for lounge , and for the spare room . I would prefer the largest bedroom but could negotiate this ! the other 2 bedrooms are both decent sized doubles, double glazed, quiet, with a nice view .
I would be happy for any flat mate having the smaller bedroom to have priority use of the spare room for storage or guests . I would also like to be able to have guests to stay so I d prefer not to have this used as a dedicated office or studio , though this could be negotiated with the right person .
there is also a small utility room outside flat , with washer, drying space and some storage space .
The flat is spacious , light , quiet , tidy and clean and is set back from road with large communal gardens , and lots of trees around . . .
the bills come to about 162 per month for everything including broadband, council tax , utilities etc..
Its a gas heated flat with a gas hob in kitchen .

I am a mental health support worker and gardener , who is quiet , clean and tidy and considerate . I have a spiritual attitude to life with a Buddhist/ Sufi orientation - I meditate and practice Qigong, and also like to spend a lot of time in nature . I am looking for someone a bit similar - clean and tidy and ideally good at communicating and negotiating around use of communal spaces and their needs/ preferences as a housemate .
I do like company and I'd be happy to hang out , share meals or watch TV together. I also like to cook for others . I also need to spend time on my own as I get tired by too much conversation and interaction . I'm somewhere in between introvert and extrovert.

I don't mind sharing with a smoker but wouldn't like smoking in the flat .
