Double room in central Brighton - private bathroom

My housemate is moving out at the beginning of October and I'm looking for a new tenant to share this lovely flat in central Brighton. The flat is located in a super convenient location, 5 minutes from Seven Dials, 5-10 minutes from the beach, 5 minutes from Churchill Square, 10 minutes from lanes and Brighton station. Excellent also for when going out at night, on a main road and safe to walk alone.

The flat is really lovely and the rent is excellent for the conditions and location. The entire flat was renewed in the summer of 2022 and is nice and clean.

The flat is spaced over two floors. The entrance and kitchen (and my bedroom) are on the top floor; the living room, bedroom and bathroom (available) are on the lower floor. Kitchen and living room spaces are shared. There is a dishwasher, washing machine and fridge which are all shared.

The room comes unfurnished and is a of a decent size. The pictures show a super king size bed so there would be more space with a double bed. My housemate would be happy to sell his furniture if interested. The furniture for sale includes the bed shown in the pictures, a large wardrobe and the small wooden bathroom furniture also shown in the pictures. The room has double glazing.

There are two bathrooms in the property so each of us has its own. The bathroom available has a large lovely shower which is a pleasure to use.

PLEASE NOTE The rent is £747,50 per month and the deposit is £862.50. For some reason spareroom won't let me add decimal figures and it gives me an error when I try to put the deposit. I'm trying to get this fixed. You will need to be added to the contract and the agency require a £37 fee for referencing and change the tenant name in the contract.

I am looking for someone who likes to live in a clean home and will contribute to general house cleaning and maintenance. I do enjoy socialising but also like my own space. Ideally I would like to find someone who intends to stay for a minimum of six months, one year would be ideal.
