2 Doubles in 3 bed house for profs/mature students

2 bright clean rooms fully, newly furnished, in a 3 bedroom house. Tjere will be 2 to 3 housemates in total at any one times as I, as the third housemate, will be away at work a lot. Sorry, no couples please.

1 extra large very bright King bedroom is available upstairs and 1 large double bedroom downstairs, each with large work desk, chest of drawers, hanging rails, shelves.

There is a shared living/dining room (that I never use) and an outdoor area in the back. There is 1 shared bathroom/toilet upstairs. There is a large fridge/freezer to be shared between the 2 spare room occupants.
I'm looking for sensible, clean, quiet, easy-going, considerate mature students or professionals who are looking for a place to call home.

I am a friendly and sociable Irish female professional in my early 40's who travels a lot for work so that 75% of the time I will be away. When I am home it's mainly to see family and friends out locally and get rest between intensive work weeks. So I am seeking housemates who will keep things quiet after 10pm and do not have overnight guests on the nights when I am home. This is because it is a small house, well suited for 2 to 3 sharing, but not more than that, for everyone's comfort. Also, I have residential neighbours either side who value peace and quiet so there must a general consideration of quiet and not disturbing my neighbours on any day of the week.

Inside the house is strictly non-smoking but smoking in the outdoor area is ok.
