Offering a large sunny room, south facing. A comfy single bed, sorry not a double! A pine desk with 9 drawers, a large Chest of Drawers, a comfy arm chair, a wool Rug, a wicker chair (to stay or go onto terrace, your choice) & a long hanging pine mirror.

There’s an Inside lock on the door for your privacy.

I’m a live in land lady. I’m easy going, kind & thoughtful. I paint everyday from home & used to be an Art teacher to kids.

This is not a party house but chilled comfortable & relaxed. I’ve been lucky enuff to enjoy 7 years of living with lodgers & it’s been great fun meeting & welcoming new people from all over the world.

There’s free Parking on the street, just 1 min from the Cottage.

Buses are U1 & U2 & are 2 mins walk away.

Penryn is 2 miles,
Truro 7 miles
Falmouth 4.5 miles
Redruth 4.8 miles,
St Ives 42 mins
A car is advisable in winter months!

Kenal Vale woods & waterfalls & streams are on the door step for walking / running & a cool dip!

No pets at property & no pets allowed, so sorry, but I doo love animals!

In the village ..
there’s a great Village Pub with great food,
a Post Office & brilliant shop, it sells everything!
The locally made Treen beer is delicious too & is sold in the pub & shop. Pretty outside garden too.

Takeaway food will deliver & is accessible from Just Eat & other recommended places. Asda, Sainsbury’s, Morrisons, Waitrose & Tescos all deliver to the cottage,

My Large, now wild garden, has a Leat running through it and a large sunny decking all south facing .

Keen gardeners ( brand new efficient strimmer use ) are welcome to grow & plant what brings them joy, and to enjoy the beautiful surroundings with friends & music, bring your own bbq or order a takeaway to the garden! No tents or over nighters or raves 🍄 obv, but can be enjoyed with respect.

There’s a large water churning mill wheel next door, it drowns out all sounds in the garden for your privacy, conveniently.

Nature surroundings are peaceful, green & woody and within 2 miles you are by the Penryn estuary, lovely shops, cafes (muddy cafe my fav) & amazing pubs.

Lifts to Train Stations by LandLady, with a small petrol charge.

A very long Power adapter that can run from your bedroom to the garden!
The Shared Bathroom (bath & good overhead shower) & kitchen. From the kitchen there’s is a lovely panoramic view of the hills beyond.
Miele washing machine,
no dryer sorry, clothes get dried over night, efficiency by hanging over new night storage heater or/& in the bathroom, on the heated towel rail or, on the line in the garden or, in your room! Bring your own clothes rack if needed.
Microwave,
double oven with electric hob.
Kettle, (& one in your room ) iron (& one in your room ) no board,
toaster & nutri bullet.
Bedding available if needed.

Duvet cover, all 100% cotton
Large / tall fridge freeze
2 deep freeze drawers.

Space under high single bed.
Also there’s an under cover area for bike/ surf boards. Wet suits have been known to hang in the bathroom.

Alternate buy of loo paper & Fairy liquid works well. Logs too if you love extra fires.

A £200 deposit will hold the room & ad taken down. The remainder £400 + £600 for deposit & first month rent to be payable on day of moving in.
Cash or bank transfer accepted.

Deposit will be kept in a separate, secure account, easily released and given back the same day as you move out, after your room is cleaned hoovered and approved & left as you found it.

Last month’s rent will not be accepted, using the deposit.

Notice of one month’s is required, by either side & given on the same date you moved in, if you get what I mean!

References required please:- character & a work reference.
