Room in Shared House Close to Medway Campus

I'm looking for someone to take over my contract from around the 1st of September (dates flexible) until the end of June 2017 as I am unexpectedly transferring universities. Please excuse the person/things in the pictures; they were taken as I was moving in on the 1st of July (so up to date photos!) and I currently have a lot of boxes lying around as I'm re-packing.

The room is a large double on the second floor of the house; furnished with a bed, desk and chair, chest of drawers, bedside cabinet and a wardrobe. There is plenty of storage space (I have a lot of stuff!) but if more space is needed there is also space under the bed for storage boxes.

The rest of the house consists of another 5 bedrooms which are occupied by 3 male students and 2 female. All study in Medway but are a mixture of University of Kent and University of Greenwich students. There's a large kitchen with 6 person dining table, ample storage, 2 fridge freezers, dishwasher, washing machine. tumble dryer, oven, hob and microwave. There's also a shared living room with TV, 2 sofas, armchair, cabinet, coffee table and an adjoining storage cupboard. Each floor has it's own bathroom; the 1st floor bathroom has a bath, the 2nd floor only has a shower but nobody would mind you using the bath should you want to! There is also a small garden to the rear of the property. Parking is available but a permit must be obtained.

The other students are all friendly and sociable but super chill. It definitely isn't a noisy party house!

There isn't a deposit payable, but there is a £250 non-refundable letting fee to be paid to the letting agent (Student Places - very friendly and helpful, as are the property owners). Details of what this covers can be found on the Student Places website under Frequently Asked Questions.

The rent is £97.85 per week and includes all bills except council tax (since we're all currently students) and is scheduled as follows:

Single payment of £405.00 due 01/09/2016
Single payment of £1,417.50 due 01/10/2016
Single payment of £1,417.50 due 23/01/2017
Single payment of £845.00 due 15/05/2017

The current occupants will be given first refusal on renewing the contract for the 2017/18 academic year, and if this is done and students want to store things in the property over the summer without living there, the rent is reduced until the property is occupied again.
