Large, sunny double bedroom with a shower en-suite in a modern 3 bed fully double glazed house with paved patio garden. The house will be shared with 2 current tenants, both non smoking professionals - one male and one female.

The room is available immediately and comes partially furnished with a double bed, chest of drawers, armchair and and built in wardrobes. There is also plenty of space for a desk or other furniture if desired. Also included is a Virgin TV box that allows the recording of programmes.

House has wood or tiled flooring throughout, and features a large kitchen with dining area, shared fridge, (but own freezer), dishwasher and washer/dryer.

Outside, there is a paved garden (with BBQ) an outdoor table and seating. There is also a garage (used for storage rather than car parking) and an off street driveway, suitable for 1 car, and available to use.

The house is in a fantastic area, close to Queen's Park (less than 10 mins on foot), which has a weekly farmers market, and several great cafés, bars and restaurants. Kilburn High Road is less than 5 mins on foot and has a medium sized Sainsbury's, Boots and other shops, and a couple of good pubs.

Closest cinemas are the Tricycle Theatre, Maida Vale Everyman, Odeon Imax at Swiss Cottage, and a Vue at Finchley Road.

The house is extremely well connected to public transport, located close to Kilburn Park (less than 10 mins on foot) for the Bakerloo line, Kilburn Highroad (5 mins on foot), Queens Park and Brondesbury Overground stations, and West Hampstead (approx 15 mins on foot) for the Jubilee line and Thameslink. There are frequent direct bus routes to various places including Waterloo, Victoria, Notting Hill, High Street Kensington, and Primrose Hill.

Local gyms (Bannatyne, Fit 4 Less) are less than 10 mins walk, and Queen's Park - ideal for jogging is approximately a 10 - 15 minute walk away. There are also a few Yoga and Pilates studio's close by.

Bills not included, but normally between £125 - £150 pcm (per person) including gas, water, electricity, council tax, weekly cleaner, and wireless internet & Virgin cable TV.

We're looking for one non smoking house mate (landlord stipulated) so unfortunately we're not able to offer the room to couples or similar - sorry.

We are a professional couple, who enjoy a range of social activities, including drinks and dinners out, cooking, mapping, theatre, cinema, and being out and about enjoying all that London has to offer. One of us works in IT and mainly works from home, and the other is a civil servant working in Westminster.

We're respectful of people's privacy and space, but also friendly and sociable and enjoy a glass of wine or a beer in the evening. We don't really party, but do like to have people round for dinner or a BBQ occasionally - especially if the summer is good.

Sorry, no pets - one of us is very allergic!

We have a further 12 months lease agreed from the end of May 2014.

Share of rent is paid directly to the Landlord, and the share of bills to the house mate who deals with them.
