Hello. I'm looking for one lodger. (ONLY ONE PERSON, NO EXCEPTIONS SORRY). It is just myself at the property although I do have an adult son who currently lives in a flat not too far from me. You would be staying in his vacated room. I am not looking for more than one lodger, so it would only be yourself and me at the property. There are no pets at the property.

I live in a nice semi detached 2 bedroom home in a good area, and there is plenty of road parking outside. The house has a large lounge area, a huge back garden, a good sized furnished room for you including bed, a bathroom with shower and bathtub (we would share the bathroom), a new combi boiler heating system, broadband, CCTV cameras, etc.

You would not be expected to help towards the cost of broadband or water. However you would be expected to contribute some money towards the energy bill.

And with the braodband, you may only have ONE device connected to the internet at any given time. If you need more devices connected, you would have to buy your own wifi hotspot access.

The kitchen was redecorated in January 2024 and is now lovely and modern, with new flooring, cupboards and counter tops.

There is also an electric treadmill in the lounge which you are more than welcome to use.

The room is furnished with a comfy bed, wardrobe, and two chest of drawers. There's also a storage drawer at the base of the bed. The room also comes with a large telly. Room is adjacent to the back garden.

You must be in the UK legally with the right to work, and you must be able to provide contact details for at least two references - one from a previous landlord, and one a character reference from a non family member. References and proof of wages/income will need to be verified prior to any offer being made.

This is a NON SMOKING property. No smoking, and no vaping is permitted anywhere at the property.

Overnight guests are not permitted. Guests must leave the property no later than 8pm, and visits must not be excessive. No guest may loiter at the property, or be present at the property unless you are there. You are also responsible for the conduct of any guest.

You must either be a full time student or be in work outside of the property, for at least 30 hours per week each week You are not permitted to work or earn money from the property.

NOTE: If you would like your rent discounted, there is an option to help out each month with chores and gardening. If interested, I am happy to discuss further.

Any lodger of mine is expected to be polite and respectful - no attitudes please.

IMPORTANT: Please note that you do not have any secure tenancy rights.

If you become my lodger, you agree and understand that your status would be that of "excluded occupier" under an "excluded licence" tenancy,

You can check the CAB website for further information regarding lodgers. My terms are in line with UK law.

Prior to you viewing the property, I would like to be able to meet any prospective lodger at a coffee house/cafe for a chat, and also to view your documents. If I feel you would be a suitable lodger, I would then invite you to view the property.

You would then need to sign a lodger's agreement. This would be a legally binding document.

The property is a prime location for you if you work in Kingsbury, Tamworth, Birmingham, Lichfield, Atherstone or Sutton Coldfield. It is very near to a large park, various shops, gyms, restaurants, a chemist, a cinema, a hairdressers, a post office, a dental surgery, a GP surgery, a public pool, and more.
